Buyer Representative? Simply stated, a Buyer
Representative is your personal advocate, a real estate agent
who represents YOU, and only you, in the purchase of a home.
WHY Do I Need A Buyer Representative? When
purchasing a home, buyers need personal representation,
independent counseling and help! With the advent of Buyer
Representation, buyers can now be assured of receiving
loyalty, confidence and trust from their agent, as well as
complete and accurate market data, confidentiality, and full
disclosure of the strengths and weaknesses of any property
being considered for purchase.
Buyer Representatives
work solely for the buyer! They have no fiduciary or other
responsibilities to the seller. The one and only concern of
your Buyer Representative is helping you find, purchase, and
finance a home that is right for you.
HOW Do I
Benefit? When you ask a CENTURY 21 © real estate agent
to work exclusively as your Buyer Representative, there are a
number of features and benefits that you may expect from the
relationship, including but not limited to:
Your Buyer
Representative will be more willing to show you ALL the
properties that are available in your price range, even
unlisted homes such as For Sale By Owner (FSBO) and Real
Estate Owned (REO) properties. Your Representative will also
be more willing to show you Multiple Listing service (MLS)
listings that offer lower commissions since the Buyer
representative is guaranteed a commission pursuant to your
agreement with him or her.
Your Buyer Representative
can canvass property that is not currently for sale but that
you might be interested in purchasing, including new homes.
